Queries on co op housning society

Dear Seniors/Experts

 

I am looking to know as to how we should handle the following situation related to Cooperative Housing Society issue.

FACTS:

1)      We have a CHS wherein 264 flats in 6 blocks are constructed out of which 7 are still to be sold. The registration of the Society is already been done before 3 years by the builder himself and he is the one who is taking care of all maintenance of the society till date.

2)      We have formed an internal Managing Committee consisting of 12 members with a motive to take over the society from the Builder.

Queries:

1)      As a matter of fact the builder has offered us to take the partial maintenance of the society on the administration part viz Security , Garden etc for which he is willing to pay shall we accept his offer or not ? Since 3 years the builder is himself maintaining the society. Even if we accept what precautions should we take?

2)      Will it be advisable to take the full handover of the society , for which the builder is unhurried, we are also in dilemma as to why the builder is not ready to handover the society to us when the MC is been formed.

3)       Since the MC is been formed last week, what should be the next step that we should adapt , is it necessary to before any legal authority like Dy .registrar etc? how do we even inform to the builder for the same.
