A person who acquired a  property on his self earnings, have every right to do as per his wish and will. No body have any right to question his acts. But, it is a general practice, to prevent further complications if any, it is better to get signatures of his spouse and children. It is the discretion  of the buyer.

Thank you very much for the reply, Here when I ask the same thing to the party , he is not willing to do so, Cause he acquired the property in 2006 without and now he wants to sell it for his problems. what I am suspecting is, he is already 65 years of age, Is it ok to buy the property only with his signature, Do there can be any problems for me if i buy the property in future years.
