Land purchase

Hi Experts,

I am planning to buy residential plot in Jala Hobili,Maresandra,Bangalore North.

The Layout seller is telling us that Layout is approved by Gram Panchayat and it is not DC converted or BIAAPA approved.They are also telling us that once the area comes under corporation BIAAPA approval will be given automatically and we need not to worry about that .

The seller is also showing the Land map with Panchayat president signature on it.

We came to know that BIAAPA approval is must when we are purchasing residential plot in Bangalore North area .

Please let me know on below details .

Is it enough to buy land approved by Gram Panchayat .
Does Jala Hobli,Maresandra come under BIAAPA .
Steps to get BIAAPA approval.

Consult a local lawyer, get his opinion, take his opinion and obtain a second opinion from another lawyer and then decide about purchasing the land because in Bangalore such land scams are abundantly prevailing, hence the buyer has to be beware.

GRAM PANCHAYATS have no authority to give approval for plotting of lands, as of now it is unapproved and future is uncertain do not take any chances at this stage. let the proper approval comes and then take a call on this.
