1.

An agreement for sale is a promise made by the seller to the buyer. The agreement for sale must be registered for it to be considered enforceable in a court of law.

A registered sale agreement is valid for three years. If there is a presence of negative clause, the buyer has to register the property within three months, then, the limitation is extended by such period.

If full payment was made during buying of the agricultural land, and no time limit is mentioned in the agreement, the validity of the sale agreement doesn't expire. In all other cases, the agreement is valid for three years.

As per Art 54 of Limitation Act  agreement for sale  can be enforced within three years from the date of its execution or if any date is fixed for enforcement then after expiry of such date agreement can be enfoforced by court within three yeats.
