Dispute with landlord about rent for shop

Hello 

I am Based in Bangalore Having 8*10 (80 sq ft shop) in prime location, My father had taken this shop on Rent from 1985... Paid regular rents till 2013 . In April 2013 my father died . Also Landlord passed away in 2011.

Son of landlord requested in 2014 to vacate shop , He refuses to take any rent from Jan 2014 he has not taken any rent , what should my next actions be , i tried sending Money order , but it was returned.
