I own a commercial gala in a industrial estate under pagdi system located in Andheri E, Chakala and I have a weighing machine assembly shop for the last 25 years. My business isn�t doing all that well now n so i wanted to start a online food delivery kitchen. I recently have taken a gumastha license and a Fire NOC as well a health license from Mumbai BMC. So i wanted to ask if i can get a separate water line from the BMC without interference of the landlord ? As well as the landlord is not allowing me to start the kitchen. Do I need to take his permission before changing the nature of the business or is it ok to not pay heed to the landlord? The only thing that�s bothering me is that the water connection I have is a sub meter through the main line. So if I get a separate connection I wouldn�t have to depend on the landlord. Will his permission be important in any way for the new water connection and starting the delivery kitchen ?

You are only a tenant and it will be prudent and advisable for you to take the landlord in confidence and make any changes whatsoever with his written consent. Else you may have to face an eviction suit.
