Tenancy rights

My father is a Tenant for the past 52yrs and it is Pagadi system, is there any legal instrument which I can prepare and keep, as I beign the son could prepare and keep, by way of which I am saved of any litigation in future with the landlords. Especially when they are hostile. I am staying with my parents and is not married.

If the landlord stop taking rent (in a Pagadi system) what will be our options as a Tenant be, Inspite of our letters to them of showing our inquisitiveness to pay the rent. As our Colony is going for redevelopment. And the nexus of the developer and the landlords are in to play and to stop taking rent is one of them. The said Colony was under ownership dispute and was under the court receiver and they have put their name on the property card in 2017.and we being the original tenant the rent earlier was taken by the court receiver and have paid till 2014.what will be the options available to me under these circumstances to pay the rent.

Every State has its own Rent Act, you have not clarirified about the State of your residence. You will be governed by the prevailing Rent Act of your State.
