Non acceptence of rent and asking for service charge

hello
the custodian of the premises parsi panchayat mumbai maharashtra is not accepting cessed rent (288 Irs ) and is asking for 900 iRS in service charge for which no receipt is provided can the rent be paid in court and what the procedure had sent the rent vide cheque registered acknowledgement post but cheques was not submitted for clearing
please what remedial action can be taken

You have not mentioned the State where the property is situated. The ruling Rent Act of the State will apply.

Differs from State to State as the Rent Control Act is a state subject.
However, you may move to local Rent Controller/ Civil Judge for depositing rent in Court, as per law.
