Dear All
The redeveloper/builder have the commencement certifcate to start the redevelopment building project on which basses he is trying to sell his flat without registering with RERA. The consumer want to find out the fact of this site with Registrar but since not registered with RERA unable to trust the builder. Insuch case when.is the redeveloper/builder bound and must toregister With RERA
Does the redeveloper/builders comes under default and the penalty clause of RERA comes in force.

You can get the information about the commencement certificate and building plans from the local Municipal Municipal authorities, and then approach RERA authorities in the matter.

Search RERA site on net, can use RTI to get information.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil matters before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.
Don’t pay,sign,buy until your own lawyer has provided you with legal opinion.
There might be some other defects.
