Sale agreement

We have entered into an agreement of sale bearing plot 40 sq yards out of 150 square yards..final date is fix on 3 september for 40 sq.yards now purchaser want us to make the walls on the plot before transferring of sale deed..we told them after execution of document you can make wall on the plot..but they want to make the wall first before sale deed..kindly advice me it is ok to allow them to make wall before sale deed..as we dont know whats on their mind ..i am the seller ..my plot situated in old gurgaon

It is advisable to erect a boundary wall only after the full payment and registration of the sale document.

The area is demarcated by boundaries in agreement to sell then wall can be erected after registered sale deed and kabja.

No reason to entertain such demand after agreement to sale entered.

In sale agreement nowhere is mentioned about boundaries and wall stuff..but purchaser now want to make it asap before sale deed..our final date is 3 September or before for payment....but now he wants to make boundaries first then after that he going to make payment he is saying..kindly suggest what to do

You can mention the boundaries in sale deed while registering the same.

Now it is land of 150 sq yards..we are selling 40 sq yards out of 150 ..so kindly suggest can we make boundaries before sale deed

Buyer and seller with mutual consent may insert boundaries ( E,W,N,S) in agreement to sell and same can be narrated later in in sale deed.

Respected sir, now purchaser demanding more and more things and i guess he is no intersted to buy land..let me know how can we cancel the agreement with mutual consent and wat documents to b need..our dealer said buyer will write On orignal sale agreement that i have taken my byana amount back ...


Is this right step to cancel the agreement like this?
