i have a chawl in mumbai.i am aadivasi by caste.i am a heemla maalik.i have mothers name in 7/12 uttara and property card.i am regularly paying property tax to maharastra govt and getting receipt in my mummys name.originally the land is in name of dinshaw trust.i want to know my rights as heema maalik.am i owner of land & so can i sell my land to any builder.thk u

See Dinshaw trust I heard this name , they are top 8 land owners of Mumbai .

There is lot encrochment on their land

Name entered on land record may be illegal

And lot properties of Dinshaw trust / other large owner SRA - Slum redevelopment area scheme are ordered

So I feel they may get clearance order and you will get one flat

Now regarding your title , title analysis is required personal document examination required nothing can be told without examination
