I reside in bangalore. I am renting out portion of my house. I do not want to embroil legal difficulties if tenant is bad and he does not vacate after expiry of agreement. Does lease and licence agreement help me to get eviction order from court in short period? Is registration required for licence period of 11 months?
Kindly clarify , I had bad experience with tenants in the past.

Lease for below one year not require registration in most of the States. ( amendments differ one state to another state) so go for 3 years lease deed (rent agreement) with a condition that the tenant shall vacate the house after expiry of 3 years without any furthe extention of lease.

Leave and license agreement needs to be registered. You can mention the period of 11 months or less. Specifically mention the clause of eviction in the agreement. Mention that you can take the possession of the property after the expiry of the agreement even without filing any eviction suit and after the expiry of the period if the tenant remains in the premises, then he shall be clearly treated as trespasser.
