Change of name from husband to wife

Our live in flat is registered in my name jointly with the names of my son and his wife.I am first named.I want to replace my name with my wife's name.Can I do it with out involving my son and his wife who are staying abroad for 12 years and have no contact with me.They are not paying single paisa for maintenance of flat.My question is :Can I get my name replaced with my wife's name with out touching their names but with out their consent or signatures.

No. you cannot change the name without their execution of the document as the property is registered in your name, son's name and his wife. so you cannot replaced.
