Hi all. I am currently staying in chennai
I have a house in Visakhapatnam , A.P. I need to prepare a leave and licence agreement for giving the A.P. house on rent. Can some of the experts please advice me on the below:
1. Can I buy stamp papers in Chennai and get the agreement signed in A.P.
2. I was told that if the agreement is for 11/months then the agreement need not be registered with the registrar office. Is this true?
3. I was asked to prepare a leave and licence agreement for the rental. How is this different from landlord tenant agreement.
4. Are 100 rs stam papers sufficient for the rental agreement?

No, you have to purchase the Stamp Paper from A.P. only, as the revenue has to go to AP Govt and not T.N. Government.

Only when the lease is for a period more than one hear (people keep it as 11 months more as a precautionary measure and in order to avoid any confusion) the agreement needs to be compulsorily registered. Otherwise not.

3. I was asked to prepare a leave and licence agreement for the rental. How is this different from landlord tenant agreement.

There is no difference.

4. Are 100 rs stam papers sufficient for the rental agreement?

That is left to you. Only when the lease for more than one year, then stamp duty is payable on the basis of the annual rental value.
