Pagdi room disputes

The tenant for a pagdi room (Place of Land lord who pays to BMC) named on my grand fathers name, who has tow sons.
Older one has 4 Sons and 3 daughters and elder one has 3 Sons and one daughter. Due to some disputes grandfather sons want to do the settelment internally by giving some amount to another and so one has to leave the pagdi room.

Now elder son has aggred to pay the amount to older son to leave the pagdi room, but childs of older son are not agreeing to leave the room and neither agreeing to pay the amount so that elder son would leave from there.

What elder son could do to get out from this situation.

Tenanted premises van neither be sold nor divided for relinquishment of tenancy house. This problem to be settled mutually to better knote.

can youger son, get power of attorny, sales deed and noc from older son. So that land ower will make receipt on name of younger son and after that court will send legal notice to child of older son to leave the pagdi room.

Younger son should get NOC from elder and get the tenancy transferred in their name.

to get bill transferred on younger son land lord is asking for 5 lacs. Because younger son is giving 10 lacs to elder son. IS this legal do younger son have a way out ??

All those agreement mentioned as options are not at all legal. These things do not have legal solutions, they are generally solved on the basis of mutually agreed local conditions after which the legal formalities are made to ensure that the pre-agreed compromise becomes effective. Take the help of an expert local advocate who will be able to guide as per the prevailing situation.
