(Querist) 18 May 2015 This query is : Resolved
Dear Sir,

I have a sub-divided property with patta, chiita and A-register all in my name online also and also in person from Taluk office. Now when i went to sell my property they as saying that the sub-divided is clubbed and someone else has the patta issued for all the plots. They arent providing with any further details on the case or how it was clubbed and why. Register office also has only my sub-division not the clubbed nbr. Now technically, i have my patta and also someone has it but I have the sub-division nbr in the register office but not his clubbed Number. Can some one guide me please. Property is in Tiruporur Taluk, paiyanoor village, Chennai

Thanks

@Author, where the property is situated? the Acts are some different from one state to other state.
However, apply to the Revenue/Sub-Divisional Officer whether your patta is clubbed with another one or not? if is clubbed, request to issue a revised patta. send the request along with the copies you have by registered post.

All the documents need to be referred, consult local lawyer.

Take assistance of local advocate. The Revenue authorities are supposed to give the required information. If they do not give, you can file application under RTI Act.

This is a case of some mis-management by error or handiwork of some miscreant for some wrongful gains. However the revenue records alone will not confer title to the property. What about the title document, are you in possession of it and is it on your name properly registered and executed by the vendor?
The erroneous occurrence observed can be pointed out to the authority by an application in writing seek to rectify it by producing the relevant documents before the authority, if you dont get proper response, the matter may be escalated to the District Collector (Land revenue department. Do not depend on any middle men, you will become more vulnerable if you seek middlemen help in this regard. You visit the Taluk personally, you will get proper response if all the papers are proper.

Hello Mr. Kalaiselvan, I own all the documents of my plot but VAO is saying the sellers 2nd wife son has got the judgement and owns 30plots which includes yours. VAO showed the PATTA in his name and said he will enjoy the property and you will own the patta of your plot. Registrar office doesnt have his name or details yet he owns a patta. Is it possible to get patta from Taluk even after judgement without REgistrar office being updated? They arent willing to give contact or copy of judgement or the case number despite of Tasildhar advising the VAO. Can you own a patta without registrat office being informed if so they would have cancelled our patta isnt it, Sir?
