A bequeths one immovable property in favour a Trust for 6 beneficiaries with a condition that the property cannot be sold at any time and the trust is not revocable.
The Trust property is not yielding any returns and is more than 100 years old. All the 6 beneficiaries are located in 6 different cities and one is residing abroad.
My question is:
1. How to derive benefit out of the trust property.
2. Whether the beneficiaries can invest to develop the trust property to get returns. If some of the beneficiaries are not willing or not able to invest, how to develop the property.
3. Whether the trustees with the consent of all the beneficiaries sell the trust property.

The trust deed is to be seen, The trust property can be sold with the permission of court even if there is such restriction in the trust deed.
