Pattadar not in possession

respected sir,
my friend has the agricultural property which was orally handed over to his cousin brother for cultivation as my friend (pattadar) not residing the local limits.after long time after 20 years my friend approached his cousin brother for land but cousin brother rejecting their owner ship right as he was entered in the adangal/PAHANI revenue records position column. THE SAID LAND IS NOT AN ANCESTRAL PROPERTY WHICH IS HIS SELF ACQUIRED PROPERTY.
Q1.AFTER 20 YEARS PATTADAR HAS ANY RIGT IN THE LAND?
Q2.cousin brother has any right in the land?
Q3.AT THIS STAGE WHAT STEPS MY FRIEND HAVE TO BE TAKEN?

1-Land handed over to bother for cultivation only - no transfer - it is permissive possession on behalf of your friends

2- In the Pahanies the Patta and Possession are recorded in the name of his cousin brother/or/ your friend.The same may be verified

3- If cousin brother is in permissive possession , your friend can recover the land .

5- If ROR Title and Pattedar Pass book are issued to Cousin brother it is required to file ROR Appeal before Revenue Divisional Officer concerned , to set aside the ROR Title and Pattedar Pass Books .

However full details are required for proper consideration and Opinion on the issue

Q1.after 20 years the limitation period will change the rights of pattedar or not?.according to limitation act will the cousin brother became the owner of the property sir?

From the facts cited, the possession has not been adverse.

Dear Rajender,
Please answer the question of Exp.Sri.YVV Rao.
Limitation Act does not play any role here, if the cousin has permissive possession.
