Renting of house in bangalore

sir
i would like to know type of agreement to be made for giving a house on rent in BANGALORE
1)whether it should be lease deed or leave license agreement
2). what acts comes into the picture
3)for what maximum period this agreement can be done a house
4) stamp paper should be of what value
5)whether this should be registered or notarised
6) what docuements have to be attached to this
7) other than owner who else can executes this agreement.

Dear Srinivas,

1. It is Lease Agreement/Deed;
2. The Rent Act 1999;
3. Agreement can be entered into for any period as per the agreed terms between the parties. If the period is below 11 months, registration is optional or else compulsory;
4.Rs.500/- if the Agreement period is below 11 months or else as per Article 30 of the Karnataka Stamp Act;
5.Registration is optional, if the Agreement period is below 11 months or else Registration is good option to avoid any disputes between the parties.
6.Depending upon the location of the demised premises, rough sketch can be attached and there are no other documents compulsorily attached.
7. Owner alone shall execute the agreement or else the person who is legally authorised by the Owner can execute the agreement and no one else.

enter into leave and licence agreement . have it duly stamped and registered . period of agreement can be as per your convenience . it should not be more than 5 years .
