Stamp duty for deemed conveyance

Hi,

I belong to a housing society that has 3 wings and a fairly large open area. We are in the process of conveyance. There is an opinion on some fronts that if every member of a flat has paid the stamp duty on their chain of agreements, then the stamp duty payable on deemed conveyance is minimal...is this true? is there a stamp duty that needs to be paid on open land area within a society?

The flat owners are stipulated or covenanted to pay on super built area of their purchased flat only.

so there is no stamp duty payable on the open area within the society during the deemed conveyance process?? if every individual has paid for their own flat at(super built up areas)at the time of purchase. The society is 30+ years old and has huge vacant open areas within its boundaries. There is no stamp duty payable on that area?
