Plot purchase for unapproved layout

Respected sir, i am planning to purchase 4 cents plot land in madurai which come village panchayt. The layout was formed by private promoters with 28 plots. Forming 20 feet road. i came to know that i cant get the patta for this particular plot due to unapproved layout. but the promoters are suggesting that we will provide/assisting to get the plan approval from panchayat along with nationalized bank loans and not necessary to get patta. sir please advice i am investing this plot for my daughter future. should i purchase? please advice what are the inconvenience will come ....

you may purchase after proper verification of title.

contact a local lawyer . only after being satisfied that title is clear and marketable purchase the plot

Dear Sir Thanks for your valuable guidelines. The title have found OK with local lawyer. But the ex collector Mr. Ansul misha ji have stopped patta issuing to the unapproved layouts. i am believing that future i can sell this property without any legal problem.
