One side registration.

Dear Sir,
We have purchased aggricultural land in Thane mahanagarpalika area in 1991 with Kharedikhat.But due to death of landlord we made one sided registration (Ghoshanapatra)of Kharedikhat in 2010.No other nomeenies are mentioned in 7-12 extract till date.
1)Is there any possibility of landlord's children will make problem due to one sided registration (Ghoshanapatra)of Kharedikhat??
If yes what is the remedy?

I believe you have possession for last 20 years since 1991.

It is registered also.
If can ad in news paper, if anyone has objection or right, lodge your claim in 15 days or it will be considered waived.

Thanks for advice.
But note that we made 1)one sided registration (Ghoshanapatra)of Kharedikhat.
2)No other name mentioned in 7-12 extract.

Is this one sided registration (Ghoshanapatra)of Kharedikhat valid??

You have stated that you have purchase the property in 1991, what is the document the seller had signed?is it binding to his ancestors? Please send scanned copies of registered Ghoshnapatra, for further advice.
