What service you need only registration or location, price negotiation etc. Pl furnish details.

i need the service in totality and i want to know the possible legal cost i have to incur for
a. to ensure the property is properly searched for at least 30 years.
(there should not be any dispute about ownership matter)
c. registration
d. checking of relevant documents like title deed, mutation copy, municipal tax receipt etc.
e. The owner is not in possession of the sanctioned plan of the house then in that case as a buyer i might also incur the cost of drawing the floor plan and it's authorization.
d. price negotiation for payment of stamp duty.

Other relevant information are also provided hereunder.
The owner as stated is the only living person
The estimated sale value is Rs 25 lakh.
The flat is about 75 years old.
