whether bank loan be restricted if a 70 years old constructed flat purchased

Is there any restriction bank may impose on providing housing loan a 70 years old house property? Can anybody have any idea?

Secondly how title deed of the property be verified when landlord is claiming is the only legal heirs living and capable of executing the deed?

Every Bank has its own set of guidelines to sanction loan.
The standard title search and affidavit on the point of sole ownership should suffice.
