Land not given by seller after mutation

Sir I Have Purchased a Plot in unauthorised colony in Faridabad. The ragistry and mutation of such plot is being done in favour of me.But in the sale deed, the seller clarly mentioned that the physical delivery of land is already handed over to buyer but in practical the land is not handed over to me. I am also consult with our Patwari/Girdawar in this regard. The patwari says to me that the actual location of land is not mention in our ragistry deed. So the Patwari Says to Me it is mandatory for buyer a TATIMA from seller. How to solve this problem so that I can posses of such land lawfully sine seller is not coming from good society

What are the property details shown in the registered document. It should contains, Plot Number, Survey Number and boundaries of your plot, as to identity your plot. So first you should have to verify the said particulars in your registered deed.

You should consult the Patwari for mutation and identification of plot on the basis of details given in registered deed.
It is illegal to purchase plot in unapproved area till change in land use and other formalities are completed by govt.

First you take the opinion of a local lawyer about the property purchased and then on confirmation of the property situate, approach the local revenue authorities for further necessary actions.
