Actually Land Revenue Codes are different in every States. Even if your private land is converted for residential use,you have to seek permission for changing the use for commercial use. But in your case the land is granted by the Govt. on tenure basis and therefore if you will change the use otherwise than sanctioned, you will loose the grant. So apply to the Collec tor for permission to change the use and you should not change the use in violation of conditions for grant of the land

WITH PROPER JUSTIFYING GROUNDS A COLLECTOR OR BY A SPECIAL G.O GOVERNMENT CAN DO THE CHANGE OF LAND USE.

THE REASON AND GROUNDS OF PLEASE MUST JUSTIFY THE CAUSE.
OTHERWISE IT IS NOT AT ALL POSSIBLE IN COMMON COURSE .
Khaleel Ahmed (Expert) 25 October 2009
With the permission of the Government the purpose can be changed.

few states have adopted Change of Land Use Act....esp in north India where there has been a big boom in real estate business

so pls look for the local laws and rules in this context as the matter falls in state's domain.
