Original plot papers lost

Hi team, need your suggestion to solve one of my friends problem. My friends father mortgaged his own plots original documents long back from a person whom we do not know. Suddenly he expired. He did not write any will on his children name. Is there any possibility to get cc copy? Will that be valid to sell the property. Pls suggest how to proceed

Certified copy of the registration of sale deed of the property can be applied and obtained from the Sub-registrar/Tehsildhar office of the district where the property was registered by any one after paying the prescribed fee for the same.

If the property was mortgaged, it will not be possible to sell the property unless the same is redeemed from the person to whom it was mortgaged.
