Dear Professionals,
I am having a query with regard to lease agreement.
I am (Lessee) entering into an agreement with Mr. A(Lessor) and he wants me to pay rent to Ms. B.
By inserting following clause:-
"The Lessor hereby direct and authorize the Lessee that the Lease Rent payable by the Lessee to the Lessor under this Deed shall be paid to and in favour of Ms.B. The Lessor do hereby covenant and confirm to Lessee that the payment of Lease Rent by the Lessee to and in favour of Ms.B shall discharge the Lessee of their entire payment obligation, towards the Lessor, under this Deed and further that such payment shall not discharge the Lessor of his obligations towards the Lessee under this Deed. "
Is such payment valid.
Can we make payment to Ms B without any POA on behalf of Mr A?

I have entered into a Lease deed for 9 Years. The Lease deed is registered and properly stamped. I am planning to open my shop in Navratras.
Now, I came to know that there is an Injunction (status Quo) on the property w.e.f. 2010 on alienation of the property. However, the landlord is saying that two or three tenants have been changed from the date of injunction and there is no issue if you open your shop.
I think, my registered lease deed is not legally enforceable and if I open the shop, i may be penalise for contempt of court.
Please suggest.

my grandparents(mom's parents).Both grandparents expired.My mom have 5 brothers.(one elder and 4 younger.)My grand parents have a house which is on my grandfathers and my eldest mama's name.and my eldest mama is mentally challenged.Now my mama's son says that property belongs to him.
My query is:
1.Is it possible for other sibling to claim for the parents property.
2.will my mother get a share.if so equal share or upto what percentile.
3.how to sell the property.

my father died 3 years back.so i am left with my mother and brother.we've land in my father's name(urban land).we wish to register this is in our mothers name.i know that grandma is also entitled for a share.my question is we already hav a legal heir certificate where it is mentioned only about us(no grandma's name).i wish to register in my mothers name as i am leaving abroad for further studies.do i have to go in for a new legal heir certificate now.. or can she come n sign without her name being in legal heir ceritifacte.. wat r the documents required ?my grandma is not interested in d share as she is knows d value of hard earned money .. money was to children .. dat is us.. kindly reply as early as possible
I have given my flat on L & L , for 11 months having condition that main door original latch key ( i.e lock fixed on door )will be with me ( Licensor),
& duplicate key with Licensee . Now Licensee requests that I allow him to fix a additional Latch with lock on main door
Advice whether it is desirable to allow fixing one additional latch on main door & putting his Lock.(licensee )
It appears to me that if I allow his(licensee) lock on main door, it amounts to possessory rights of flat given to him . If main key of flat is with me , it amounts that licensee has only user rights or occupancy rights. I am confused what is legally valid , whether allowing to fix a additional latch with lock-key to licensee is detrimental to my ownership rights or it may cause problems during eviction of licensee. What is settled law in this case, please kindly advice

Transfer of rights of under construction flat
Hello Everyone,
I had booked a Flat as co-owner with my Father in 2011. Unfortunately, In 2016, we lost our father. He left Four Legal heirs behind him (me, My Mother, Brother and Sister).
Now, I have given Death Certificate, Affidavit cum NOC from My Mother, Brother and Sister to the builder to transfer the under construction Flat in my name.
But, the Builder is asking for Relinquish Deed in my favour.
Please suggest me if a Relinquish Deed can be registered for a property which is not registered in any land Record and I believe unregistered Relinquish Deed has no force and not admissible as Evidence. Please suggest which documents are required in present scenario. We have only Builder Buyer Agreement on Rs. 100 stamp paper and Receipts with us and no formal Sale Deed has been executed.
