Transfer of flat rights after demise of first owner

Dear Sir,
My Father and Mother were first and second holders of a flat in Mumbai. After father's demise what is the procedure to make my mother as the first and sole owner in all the property documents? We are 3 legal heirs - Mother, elder brother and myself.

Also I want to add my elder brother as the second holder and include him in all the title documents. Which deed should be used - gift or Release deed and wI'll stamp duty and registration charges apply for the same?

friend, better move under succession Act in a civil court.

If your father has made nomination, then membership will vest in him as trustee of flat but will have all rights as member. Sec 34 bye laws nominee/society has to bring all heirs on records and hence not to worry abt Regn etc.
