A deed for more than a year has to be a registered lease / rent deed. In the absence of unregistered deed you can't prevent someone from selling property. Better idea would be to look for alternate accommodation.

Instead of taking stay, if have time from examination, search alternate accommodation. Even if you do not vacate, they may send legal notice to you, reply that you would be vacating in Nov. Pay rent by draft / cheque or take receipt if possible.

Find out alternative accommodation. Otherwise seek time for vacating the premises till NOvember. You can put a word to the prospective buyer.

This cannot be a ground for staying back in the place while the owner is negotiating for disposal of his property. No doubt you can approach court seeking an injunction as an alternate arrangement, but why dont you consider the owner's hardship too. It is your choice, this cannot be a fair decision.
