Service tax and vat for under construction row house in gujarat

Dear sir I booked a row house duplex in vapi gujarat on 18/05/2012 for total on paper agreement cost of Rs 3310000/ where builder will make registry for land measuring 882 sq.ft Rs 160000/ and for construction agreement for 1985 sq.ft Rs 3150000/.In this way builder is constructing total 48 row houses in that society. Up to 30/06/2012 I paid Rs 326000/ to builder through cheque and up to today I paid him tatal Rs 3310000.
Now sir let me know that how much I have to pay to builder as service tax and VAT. The registry will be in june 2013.

you have to pay ST on the construction cost only. Service tax is not leviable on the land cost. VAT is leviable on the cost of the material used in the construction of the houses.
