Purchasing house in gram panchayat area

Sir, recently i have seen a township property from the reputed builder (class a) near taloja (navi mumbai). They have started the project and the possession wil be on 2019 . there will be 319 houses for the construction in the township .

My questions :

1.Is there any issue in purchasing the house in township which comes under gram panchayat.

2. what legal documents i need to check before purchasing the house.

3. cidco or the govt interference will be there in case of resale in future ??

This is a theoritical question. Better consult one local Advocate dealing with real estate.

However, as a matter of fact, you may check:
1. Whether the mutation of land is in the name of the Developper;
2. Whether proper permission from the Housing Board has been taken;
3. Whether the land under consideration is Vastu Land-i mean to say whether conversion of land character has been made.
