Possession letter but no registered sale deed

Respected Members,

I have a unique case. Had paid for in full for a property and received Possession Letter in 2001. Builder did not register the sale deed, me being out of the country.
He also did not register the society. Sent notices for maintenance.
Now society formed in 2013.
Society has asked me to pay my dues. Builder is not registering property and asking to pay dues and additional legal fees. I had paid all this earlier.
What course of action can I take.

Send a notice to the builder demanding registration of the property.

Some of them had tried. Matter is sub judice. They cannot do anything.

I missed one key input. Payment and possession letter in 2001. Society Registered in 2012.

Do I have any recourse. Can I sell to a friend and transfer all authoritty. Basically want to cut my losses. Do not have time and patience and can't keep coming to Mumbai for hearings etc

you dont have registered sale deed in your favour . regd sale deed is necessary to obtain clear and marketable title to the flat .

You are not the owner of the property, as the sale deed is not executed in your name.

So, you can not sell it.
