Plot purchse

Recently i purchased Vacant Plot at Bangalore.

This Vacant plot was in a property which was aquired by Mr.Ramappa in the year 1995 (1 acre 20 Guntas Total)

Rammappa formed layout in 2010 and sold 80% (Most of the Houses are already Constructed) of the plots and kept remaining 20% with him.

Ramappa passed away in the year 2014 without leaving will.

Ramappa has 3 sons and 3 daughters.
Ramappas 3 daughters given Notary statement regarding NOC for transferring there fathers property to there 3 brothers name.

Same they submitted at revenue department and by Thasidar order same land has been transferred to 3 sons jointly in Aug 2016.

This 3 sons jointly sold one plot to me recently in October 2016.

Any NOC or Consent to be taken from 3 daughters of Ramappa now.

The family settlement / NOC is unregistered it should have been registered.

It is better show all documents to local lawyer and discuss in detail in view of local rules / law.

Is Thasidar a Tehsildar?

Local rules and/or practices are quoted by you.



Relinquishment by registered Relinquishment Deed could have been preferred. Or daughters could have signed as Consenting Witnesses.

When you have already purchased the plot, where is the justification of asking this question now?

intently my uncle(Works in Real Estate) told every thing clear.

Later one my friend after registration asked me whether i have taken NOC from three daughters so i got this doubt.

so later i got this confusion

Mr. Raghunath,

Your post-purchase question has no relevance and validity, if you believe your friend's advice.

Right now you don't have any legal problem. You can come here whenever any problem arises on the part of the daughters. You have a clear title.

Legally the Daughters Rights can not be Denied and they could make their Claims any time with Justifying reasons for the Delay.Better get hold of the Sellers/Brothers to get the Legally valid consent from their Sisters.Your friend is Right.Tehsildar would have given approvals basing on the documents submitted by the brothers which could be forged ignoring the Sisters.Or at least Obtain the copy of NOC signed by the Sisters and Verify with your advocate whether it is Legally Valid.

Now since you have got the supporting answer to your friend's advice, you may use your own brain to solve your academic exercise, as I believe it not a real problem.
