Paghdi System Rent on Subletting

My question is about Paghdi system Rent payments.
My mother is owner of house which is in paghdi law that is 50% Ratio. Which means on sale of such house we will have to give 50% to landlord.
Apart from it we pay monthly rent of Rs 360 being paghdi house.
My main question is that suppose we live with relatives and give this paghdi house on RENT to some third party are we liable/ obliged to pay such 50% of Rent income toblandlord as per ratio according to Paghdi system?

With due respect, I wish to state you need to meet me personally for understanding Maharashtra Rent Control Act 1999. Word Pagadi is used in Mumbai and surrounding area so I jumped to the conclusion about your matter.

Well, the whole Lecture I can give you free but really lack time to even talk now. So if you want to meet you can try but time adjustment you need to do in my busy schedule.

Only thing I will tell you , You can lose the house in following conditions
1) If you don't pay rent to land lord
2) You don't reside for more than 6 months
3) Bonafide requirement of Land Lord
