About 7/12 extract

sir , i have purchased land in lohegaon pune it is agriculture non development zone, size of plot is 1000 sq.ft. , i have registered sale deed copy also , but tashildar has not ready to 7/12 extract in my name , plz guide me & what is procedure to transfer 7/12 extract in my name

What are the reasons quoted by Tehsildar for the same?

If it is agriculture land , then only farmer can purchase the land . Farmer means those who qualify as farmer + having proper farmer certificate from Revenue Dept.

Second thing there are various types of land . Which land you have purchased should be checked personally from records. There are many non transferable Land .

Chances are that you may have purchased non transferable land /Agriculture Land.

In this situation you are financially cheated . So require personal document analysis

To ans. your question I need to write volumes on property Law and still there can be some missed point due to complexity.

I will be in Pune in one or two days for series of legal work and will be moving from Shivaji Court to all Govt. offices. So better meet me some where so I can short list and give you on points which document required to be collected etc.

Only condition to meet you is that you have to pay my riksha charges from Kothrud Vanaz to whichever place you meet me and back up to Decan Gymkhana (Your place is far off) . Remaining I will guide you.

Before meeting me only confirm whether Land comes under Central Govt. establishment or State establishment (Eg. Pune Cantonment have different set of Land Law and maintenance of record which is no where near Maharashtra State Land Revenue Code) , So this you need to check before meeting me personally .
