What should i do

We cultivate Agri. land in Kolhapur Dist. Maharashtra for a landlord for generations. We have a good terms with the landlord. Under tenancy act landlord gave us some land and took possission of some of the land. In reality we used to have actual possession of the land. Our original landlord and his son died Our landlords grand kids all are living abroad and citizens of that country. We havent paid any rent for last 15 years. Land is on their name but we cultivate it, We have actual possession and we pay land tax.

Question is what should we do?

1) Pay rent to legal hairs

2) Claim ownership of the land ( how and under which act?)

3) Are there any other remedies?
