Vacating very old renters

Hi Folks,

Since 20 years, my grandfather had put some portion of his house on rent for commercial purpose. Actually two shops are running by two different persons since then. Rents are being paid by them which is not up to the value. There are no agreement paper whatever. Renters were good friends of my grandfather, who is no more. My father is also even not interested to change them. 

Now I want to vacate them. Please let me know  what could be the process I need to follow. Since 20 years is quite a long time, please let me know whether any difficulties will arise while vacating them.

Respected Expert  sirs,

Can a tenant paying rent, and occupying a shop for several ( more than 30 years) years, when served with a legal notice to vacate plead adverse possession to claim ownership against the owner of the shop?
