Urgent please help me ????

an agriculture land is purchased by farmer.  then he build 18 shops on that agriculture land.  on the plot all permissions even "House tax no" for each shop is taken,  but the only  NA (i.e.non-agriculture land) is not done.  In this case, is vendor legally allowed to sell the said shops for commercial use??  and what will be the legal position of purchaser?? the purchaser will enjoy the full right as owner or not????


my question is abuot the house tax no. The house tax no. will transfer or not after the agreement and full consideration is paid???  because the vendor is farmer but the purchaser's are not farmers they will use said shops for 100% commercial purposes.  please answer me that house tax no. will transfer or not????

Well its quite tricky 

U dont get house tax no without doing NA 

That farmer must have made some arrangement 

Make sure that farmer doesnt fall in adivasi category  such sale wud be difficult

sale cud take place once NA is done and tax pertaining to that is paid 

House tax no alone cannot give u the rite to be the rite full  owners
