Transfer of property

I have inherited ancestral propoerty moved to my name by my father. This is a small land.

I started construction on this land a house, with help of a home loan.

This construction commenced after marriage.

Unfortunately my marriage did not stand, and I will be moving to file divorce as per Hindu marriage act.

before that I would like to move the house and land to my mothers name.

What is best way to transfer to my mothers in name in means of cost of stamp paper and keeping loan in my name ?
