Tenant not handling over the house keys

Hi Sir, I have a house in chennai and have rented it out to a trust with an agreement for 5 years from Jan 2017, the tennant had issued PDC cheque for 11 months, but the cheque for the month of Jan and Feb bounced and we followed up with him and finally he paid us, but failed to pay the rent for march, April and May, then he sent out an email about this inability and termination of rental agreement, so we deducted the three months rent due from the advance amount and did the online transfer for the rest of the amount , but he has not returned the keys of our house and his phone is switched off, how can we take the procession of our house, can we break the lock? Please advise
