succession certificate- Kerala

Dear Sirs, Succession cirtificate is expensive? We need the same to get the document of our 2 acres land from SBI , ( there were a 10 lakhs home loan from sbi which me and my father has taken and unfortunately my father passed away and I repaid the full amount now bank is asking the subjected) When i checke online i have seen we need to pay certain percentage. Of the depostmoney as court fees to get the certificaate but my case is not depositits a loan ..for the case of loan also i have to pay money? Please advice... Thanks Shabeer
