Can a builder divide a single unit into 2 units by constructing a seperation wall, without making any changes in the plan approved by the Mumbai Municiapl Corporateion, and sell these 2 units to 2 different persons?
If yes, what the buyer should ensure to identify the legality?

Without sanctioned plan it would be illegal....
