Queries related real estate

I am a resident of Delhi and having my own real estate business, related to my business I have some queries which are given below, I specially request the lawyer who are expertise on real estate and later on I will contact with them, please clarify  :-

I have purchase one commercial property from builder on lease hold basis. Whether I can make  a rent agreement on the said property.

Whether a NOC required during making sale deed on the above mentioned property, if yes then why NOC is not required in Arjun Nagar and Krishna Nagar, when all the registered office in the same Delhi jurisdiction.

Extended lal dora is not exist in Palam, then why lease and GPA Registry are till continued in Kapashera Court.

Document of “Agreement to Sales” are registered in Self Draw Society, when it is not a right practice but till continued on Kapashera Court.

A GPA holder can execute a Sale Deed in Meharauli and Seelampur jurisdiction, but it was not happen in Kapashera court.

hello sir/mam, my name is sureshkumar.s.m,I am a resident from tamilnadu. this page is a good page. please help me and tell what to do in this case. my grand father had 4.5 acres agriculture land in that 3.5 acres of land is clearly registered. and one 25 cents of land is an undivided share property of 3 people and we have registered that land from this2 people and the another one is not alive and they don't have any children. next thing is 75 cent of land which is in the front to those 3.75 acres and that 75 cent is the only route for that land.that land was bought from a temple for agricultural purpose in 1986 by my grand father registered as transfer document.after 2001 the temple trustee had hand over the temple to government.now the temple belongs to tamilnadu government Hindu religious and charitable endowment board.now my grand father is not alive.we are planning to sell the land.but no body is buying the land because of the temple land in front of it.we don't have way for our cleared title land since we have to go through the temple land. we need way for our land or we need that temple land for our own for which we can exchange same value of land from our land backside. is it possible.if yes please tell me the procedure for this process.thank you sir sureshkumar.s.m
