Property legal opinion

Hello everyone,

Please provide me legal opinion on this property after careful study for which I will be very thankful to you.

A got plot P in 1979 by compromise between family members from Court.

In 1980 A willed this plot  P to his Son-In-Law (B).  (Unregistered Will with no original copy of the Will typed and signed with two witnesses on Stamp paper in the year 1980). A expired in 1984.

In the year 1990 B Willed same plot P (with house constructed in 1985 with no records of construction)  to his Wife & son. (On a plain paper typed and signed by witnesses. (original copy available). B expired in 1990.

In 2013 ie., after 23 years Wife & Son of B partitioned the housed plot by registering in 20 : 80 ratio respectively.

This is the only registered document present for the housed plot P in 34 years.

In Pahanis records: A name is present.

In municipal records: Wife name is present since 23 years ie., since 1990. From 2014 wife & son name is present in municipality records.

Encumbrance Certificate from 1983 to 2014 shows only Partitioned document and nothing else.

Utility bills show Wife name since several years.

Now is this housed plot P legally eligible for purchase.
