How to cancel fraudulent registered sale deed?

Sir/Madam a sale deed registered fraudulently, owner made second registration, we are the first buyers. How to cancel that deed? file declaration of tittle? or criminal case? cheating case against owner can possible cancel the deed? declaration of title may expensive and time taking i think. Any one can suggest best method to cancel that  sale deed?

For cancellation of any registered deed, it shall be executed by both the buyer and seller.  Otherwise, the buyer shall approach a court of law to cancel the deed as the court/state/central government.  If you put an application to the District Registrar the document was registered for fraudulent registration.  He will inquire into the matter, and take a prosecution against the defaulter.  But it lastly goes to court.  So you can directly approach court consulting a lawyer.

You have both the options of filing a declaratory suit (civil court) as well as cheating and fraud committed by the vendor (criminal) as may be preferred by your lawyer.

The sale deed can be challenged and a complaint can be filed. The time limit is three years from the date of execution of the sale deed or three years from the date of knowledge of such a fraudulent act.
