GPA PROPERTY PURCHASE??

Mr x died thus his children a,b,c,d inherited his property and sold property 1 and 2 in 1986 and 1989 by way of Gpa collectively to Mrs y. This Gpa was notarised but not registered. In 1990 Mrs y built a house on property 1&2 combined and has paid towards bbmp and bescom. They have paid all taxes and power bills till date. In 2010, mrs y had transferred both properties and house to her son by way of SALE DEED and paid the necessary stamp duty. It's a B KHATA PROPERTY. Today, in 2015 can I buy this property. They holding the property for about 20-25 years becomes a factor in case of disputes?? Is it advisable to buy the property. If so or not?? Please advice as soon as possible.

Hai Vishal,

Please make sure that Mrs Y has sold the property to her son by way of sale deed when the original owners abcd are still alive, also make sure to get a copy of papers through which they inherited this property from their late father. Because sometimes late's wife or his daughters may have share.. if possible get signatures from abcd in witness column of your sale deed.. check EC of property without giving any dimensions .. if you apply for EC for 30x40 you will not get to know if there are any other parties on the same property with a document for 40x30.. Subregistrar computer can recognise what dimension you give.. hence just check with property number without entering dimension.. you can pay 200rs extra to sub regsitrar office peon and get it done..

Actual info: Here A is the wife of MR X and BCD are children of them. B got married has no children but died during 90s. C died after registration through sale deed (2010) and D is still alive is married and has sons n daughters. So since a is the wife ,who has rights in terms of her share? Do b's wife have a right? Do c or his family have any rights? Do d or his family have any rights ? Should I get a sale deed from these Gpa executors? Or taking their signatures as witnesses would be enough ? Pls advice on who has rights to what extent?? Thank you.
