Flat purchase

I have decided to purchase a flat from a builder, which is almost completed. When I have finalised the date of agreement, the owner of the land (father of the builder) suddenly passed away. All the legal papers were in his name. Now, I want to make the agreement finalise, what legal papers are required? What type of precaution is needed to complete the process of purchase?

Pl give me some light in this regard, as I'm totally ignorant of laws.

Dear Sir,

                     I was purchased new flat in gathan prpoerty at Akruli , Panvel.Approval  of gram panchyat. NA is needed. builder provide me the assessement letter. Loan is done by Gruh Finance by Sister Consultant HDFC bank.

1) I have to Pay Service Tax and VAT.

2) which are documents are needed for future.
