cancellation of giftdeed

A registered gift deed is irrevocable, which can be cancelled by both the parties i.e., donor and donee by filing a suit for cancellation of subject deed.

Consult and engage a local prudent lawyer. 

If the earlier gift deed was cancelled by executing a cancellation deed then that also appear in the EC.

Then the subsequently executed gift deed also will reflect in the EC.

Therefore the latest entry will indicate title of the owner. 

Registrar has no power to cancel both parties consent is necessary to cancel,aggrieved can challenge it in court.
