Buying temple land

Let me tell my case. Temple has given land to his workers (who play music in temple, manibam ) 1 acre and 25 cents and they have full rights to sell land. During property sale, they haven't mentioned the patta in document and workers (manibam sothu) sold. They sold property during 1940-1944 period. now that property exchanged hands to different buyers/sellers from 1940 till 2015 (50+ transactions) I bought the land during 2015 and constructed house and living in this place.. Now temple says land belongs to temple bcos patta is in temple name but land was sold long time back during 1940-1944 period. Let me know , how to proceed on this case. We are kind of worried, whether temple will take the land or we can sell or get bank loans for further constructions. Conclusion: property sold , but patta not changed (patta still with old person), old person claims property ownership bcos patta in his name. Appreciate if someone reply to this query and guide us to proceed on next steps Many Thanks, Selva

The limitation period for immovable property under the Limitation Act, 1963 is 12 years. Hence no claim older than 12 years can be entertained.

'Buyer Beware' applies to property deals.

It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters, having successful track record …..and worth his/her salt… before signing or making payment.

This may cost some FEE but can defend long term interest and hard earned monies.

You have started the query by narrating 'full rights to sell…'

Provide copies of such rights to your very able counsel as already suggested above..and all other docs/inputs that you have..

You and your counsel can obtain copies of mutations records from beginning and all link docs ….

Your counsel can provide you with considered opinion after examining all docs, inputs, records…

Looks like its not clear, whether they have both melvaram, kudivaram (both rights). In that case, what will happen.

Temple started claiming thhe property as thier only from 2016-2017. From 1944 till 2017, no kind of interfer from temple and individuals got patta for that property also and all got again transfered to temple during 1990-1992, but by that time/period invidual pattadhar sold land to others.

Can temple claim the property without any notice to individual sale deed owners, pattadhars ?

lot of unknowns
